By booking, you agree to our house and ranch rules. Your first payment acts as an electronic signature of acceptance. ✦ House & Ranch Rules • Check-in after 4 PM | Check-out by 11 AM • $1,500 security deposit • No shoes inside, no smoking indoors • Please treat our home as you would a dear friend’s • Gate/door codes sent the morning of arrival Events: We welcome celebrations at the ranch! If you’d like to host a wedding, party, or gathering beyond your booked guest list, please reach out to confirm event approval and the applicable event fee. Unauthorized events may result in cancellation, forfeiture of deposit, and additional charges. Pets: Up to 2 pre-approved dogs welcome. Must stay leashed outdoors, off furniture/beds, and away from farm animals. No pets in pool, sauna, hot tub, or ponds. Amenities: We want you to enjoy everything the ranch has to offer safely and responsibly. By booking, you acknowledge that use of all amenities is at your own risk, and you accept responsibility for ensuring proper supervision and safety. • Pool (May–Sept): No lifeguard on duty. Children under 12 and anyone who doesn’t swim confidently must be supervised by an adult at all times. • Hot Tub/Cold Plunge: shower first, no glass or alcohol in water • Sauna: 18+ only, not recommended for pregnant guests or those with heart conditions • Fire Pit: never leave unattended; extinguish fully after use • Misuse or excess mess may result in service/cleaning charges Exploring the Ranch: • Welcome to roam the paved roads, fields, and ponds. Explore with care and stay aware of your surroundings. • Admire the longhorns from safe distance. Please don’t feed, touch, or enter pastures. • Catch & release fishing at ponds welcome (BYO gear) • No swimming in ponds, no hunting on property • Barn, tool sheds, and the manager’s house are off-limits ✦ Farm Life Reminder: Our home is tucked in nature with rolling hills, fresh air, and sometimes little critters. We have regular pest control, but the occasional critter may sneak inside, or see leaves and insects make their way into the pool. It’s part of the countryside charm!
