Just miles from Shenandoah and a straight shot toward West Virginia, our ranch is a tribute to that feeling of freedom, nature, and home—which is how “Mountain Mama Ranch” got its name. ❋ Grand Entrance ❋ As you enter through the gated driveway, you’ll be greeted by breathtaking Blue Ridge Mountain views and our Texas Longhorns roaming nearby. House Rules & Policies ➤ Check in after 4 PM; Check out by 11 AM. ➤ Security deposit: $1,500 ➤ No shoes inside. ➤ No smoking indoors. ➤Be kind to our home: treat it as if you’re visiting a close friend or family member. ➤ Gate codes & door codes will be sent to you on the morning of arrival. ➤ Plenty of outdoor parking, plus garage space for one car. ➤ Fast WiFi inside & around the house (but if you wander too far, nature takes over!). ➤Cell service: AT&T works best; other carriers may have limited coverage. Farm Life Reminder: Our home is tucked in the heart of nature, surrounded by pastures, forests, and fresh mountain air—which means we sometimes share it with a few tiny visitors. We have regular pest control, but the occasional critter may sneak inside, or see leaves and insects make their way into the pool. It’s part of the countryside charm! We recommend keeping doors closed, staying tidy, and using the provided skimmer net as needed. Event Policy: We’re all about making your stay special! If you’re planning to host any kind of gathering, event, or have visitors beyond your confirmed guest list, please reach out to us for approval before booking. We’re happy to work with you on creating a wonderful experience, but unauthorized events may result in cancellation of your reservation without a refund, forfeiture of the security deposit, and extra event/cleaning fees. Pet Policy: We welcome pre-approved dogs for a $100 pet fee per dog, maximum two dogs per stay. Dogs must stay on leash outdoors, away from farm animals, and off furniture/beds. Dogs are not allowed in the pool, hot tub, sauna, or ponds. Amenities Use: ➤ Pool: Open late May to mid September. No lifeguard on duty – use at your own risk. Shower before use. No diving or rough play. No alcohol, glass, or non-water drinks near the water. ➤ Hot Tub & Cold Plunge: Shower before use. Use at own risk. No glass, oils, soaps, or substances in water. No alcohol – only water is allowed while using these amenities ➤ Cedar Wood Barrel Sauna: Not recommended for guests under 18, pregnant guests, or those with heart conditions. Use at your own risk. No alcohol inside sauna. ➤ Fire Pit: Never leave unattended. Extinguish fully after use. ➤ Misuse of amenities may result in a service charge and forfeiture of the security deposit. ➤ Excessive dirtiness may incur a $150 cleaning fee per amenity. Exploring the Ranch & Outdoor Fun: ➤ Guests are welcome to explore the property at their own risk. The farm is a natural environment with uneven terrain, wildlife, and potential hazards. By choosing to explore, guests assume full responsibility for their safety. ➤ No access to the barn & ranch structures. ➤ Do not approach, feed, or pet the longhorns. They are not domesticated and should be admired from a safe distance. ➤ Fishing? We have two ponds! Wonderful house and stay for our family of adult children, partners, and grandkids. Great spaces to be together & also to have privacy away from the group.The pool & patio area are amazing with breathtaking views of the distant mountains.The location is a perfect combination of remoteness & accessibility.There are numerous attractions from Shenandoah National Park, Civil War battle fields, wineries, & restaurants.The host Jessica & cohosts Eric & Daniela were incredibly responsive. Best example:when we arrived we noticed that the air conditioning did not seem to be working on the second floor. We messaged the host & within minutes Eric came to the house & assessed the problem. He discovered that the condenser had suddenly died. He contacted Jessica & they immediately offered us the option of purchasing 5 stand up air conditioners for all of the bedrooms on the second floor.They purchased them & installed all of them by early evening.Problem averted! Highly recommend this home!

We stayed here for a quiet getaway for our large group (15 people). There was plenty of space and things to do for our long weekend. The host was responsive and helpful and great to work with. We had a great time!

Mama’s Ranch met all our expectations for a beautiful setting and gorgeous house. We spent a lot of time in the pool, took nature walks and caught all kinds of fish with our grandchildren in the main pond, and watched movies in the Theatre. We planned our menu in advance and did all our own cooking in the spacious kitchen. This place is special and we will be back.

We had an incredible stay at this beautiful farm ranch! From the moment we arrived, we felt completely at home. The property was peaceful, spacious, and full of charm—exactly what we were hoping for. Waking up to the sounds of nature, seeing animals roam, and enjoying sunsets over the fields was something special. The hosts were welcoming, responsive, and made sure everything was perfect for our stay. The property was fantastic, clean with instructions and labels to find items. Host was fantastic to deal with. We had my wife’s 60th birthday party, my children wanted to come in early and decorate, host was very helpful and willing. They have a sona and a cold plunge, we asked if it could be ready on Saturday at 10:00am, host had folks come over and got it all ready explained it which made working with this group a pleasure. All in all this was one of the best units we have been in from the property to the hosts. I would recommend to anyone. Thank you for making my wife’s birthday weekend a memory which will last a lifetime. Ron

This was a dream come true! My husband and I celebrated our 15th wedding anniversary and invited a few families to join us for the weekend. It had great amenities! The landscape was gorgeous, so much to explore! The spaces inside and outside were thoughtfully designed and everything was well stocked in kitchens and bathrooms. Everything was clean and the host communicated very well and was very responsive to all our needs. We certainly look forward to staying here again!

Jessica's property was incredible. The views are incredible, the property is peaceful, and the entire experience was positive! Jessica was so helpful and gave us all the information we needed to have a great stay. There's so much to do, just on the farm! The location is rural and peaceful while also being close to Shenandoah National Park and some great wineries. We loved the sauna, taking walks around the property, and cozying up for a movie in the theater room. Would recommend this property for anyone looking to escape the city, take in the beauty of the mountains, and enjoy farm life!
