As you drive along the scenic country roads on 211, surrounded by rolling pastures and the Blue Ridge Mountains, you might find yourself instinctively humming “Take Me Home, Country Roads”—and we don’t blame you! This is exactly the kind of place the song was written about. Just miles from Shenandoah and a straight shot toward West Virginia, our ranch is a tribute to that feeling of freedom, nature, and home—which is how “Mountain Mama Ranch” got its name. ❋ Grand Entrance ❋ As you enter through the gated driveway, you’ll be greeted by breathtaking Blue Ridge Mountain views and our Texas Longhorns roaming nearby. Your initial payment serves as an electronic signature of acceptance. House Rules & Policies ➤ Check in after 4 PM; Check out by 11 AM. ➤ Security deposit: $1,500 ➤ No shoes inside: Let’s keep things fresh and cozy! We provide slippers, so kick off your shoes and relax. ➤ No smoking indoors—if we catch whiffs of smoke inside, there’s a $500 fine (ouch!). ➤Be kind to our home—treat it as if you’re visiting a close friend or family member. ➤Hosting an event? Let us know in advance! Extra cleaning & event fees may apply. ➤Pet Policy: We welcome pre-approved dogs for a $100 pet fee per dog. Please let us know ahead of time if you plan to bring a dog so we can approve it in advance. Dogs must be leashed at all times outside and kept at a safe distance from our farm animals. No pets on furniture or beds, and please wipe their paws before coming inside. Clean up after your pet, and guests are responsible for any pet-related damage. Important Notes ➤ Gate codes & door codes will be sent to you on the morning of arrival. ➤ Plenty of outdoor parking, plus garage space for one car. ➤ Fast WiFi inside & around the house (but if you wander too far, nature takes over!). ➤Cell service: AT&T works best; other carriers may have limited coverage. ➤A Friendly Heads-Up About Bugs & Nature: The house is nestled in the heart of nature, surrounded by lush pastures, forests, and fresh mountain air—which also means we share this beautiful space with some of its tiny residents. While we have regular professional pest control, it’s still possible that insects, bugs, or the occasional critter might find their way inside. We do our best to keep them out, but if you spot a visitor, just know it’s part of the authentic countryside experience! Keeping doors closed and maintain cleanliness can help. If anything needs attention, let us know! ➤Water and Septic: The property uses private wells and septic systems. Please keep in mind the potential high mineral content and water odor/color. The septic system is sensitive; flush only toilet paper to avoid clogs. Guests will be liable for repairs caused by improper items being flushed. ➤Hot Tub Use: Guests are responsible for any damages to the hot tub. Avoid using oils, soaps, or any harmful materials in the hot tub. Glass items are forbidden near the hot tub. A $100 cleaning fee applies for violations, and damaging the cover incurs a $500 charge. Keep the cover on when not in use. ➤Pool & Wellness Garden Liability Waiver: By using the pool, hot tub, sauna or cold plunge, guests acknowledge and accept the inherent risks, including injury or damage. Guests assume all risks and release the Host/property owner from any claims related to pool, hot tub, sauna and cold plunge use, including injuries, accidents, or damages. Exploring the Ranch & Outdoor Fun ➤ Guests are welcome to explore the property at their own risk. The farm is a natural environment with uneven terrain, wildlife, and potential hazards. By choosing to explore, guests assume full responsibility for their safety. ➤ No access to the barn & ranch structures unless you’re on a manager-guided tour (which we’re happy to arrange!). ➤ Do not approach, feed, or pet the longhorns. They are not domesticated and should be admired from a safe distance. ➤ Fishing? We have two ponds! Bring your own gear and enjoy a little catch & release fun. ➤ Speaking of ponds, entering or swimming in the ponds is strictly prohibited. ➤ No hunting. Our farm animals and wildlife say thank you! Guests have full access to the entire farmhouse and its spacious outdoor amenities, including: ✔ The patio – a perfect spot to relax with lounge seating, a fire pit, and breathtaking mountain views. ✔ The wellness garden – featuring a hot tub, cedar barrel sauna, cold plunge, and outdoor shower for the ultimate relaxation. ✔ Walking areas – Guests are welcome to explore the property along the paved roads and enjoy the peaceful scenery. We don’t recommend venturing into the woods or forests, but if you choose to do so, it’s at your own risk. 🚫 Restricted Areas: Guests do not have access to the barn, tool sheds, or the ranch manager’s house. If you’d like a guided tour of the ranch, just let us know, and we’d be happy to arrange it!
