House Rules & Policies ➤ Check in after 4 PM; Check out by 11 AM. ➤ Security deposit: $1,500 ➤ No shoes inside: Let’s keep things fresh and cozy! ➤ No smoking indoors—if we catch whiffs of smoke inside, there’s a $500 fine (ouch!). ➤Be kind to our home—treat it as if you’re visiting a close friend or family member. Event Policy: We’re all about making your stay special! If you’re planning to host any kind of gathering, event, or have visitors beyond your confirmed guest list, please reach out to us for approval before booking. We’re happy to work with you on creating a wonderful experience, but unauthorized events may result in cancellation of your reservation without a refund, forfeiture of the security deposit, and extra event/cleaning fees. Pet Policy: We welcome pre-approved dogs for a $100 pet fee per dog, maximum two dogs per stay. Dogs must stay on leash outdoors, away from farm animals, and off furniture/beds. Dogs are not allowed in the pool, hot tub, sauna, or ponds. Important Notes ➤ Gate codes & door codes will be sent to you on the morning of arrival. ➤ Plenty of outdoor parking, plus garage space for one car. ➤ Fast WiFi inside & around the house (but if you wander too far, nature takes over!). ➤Cell service: AT&T works best; other carriers may have limited coverage. ➤A Friendly Heads-Up About Bugs & Nature: Our home is tucked in the heart of nature, surrounded by pastures, forests, and fresh mountain air—which means we sometimes share it with a few tiny visitors. We have regular pest control, but the occasional critter may sneak inside. It’s part of the countryside charm! Keep doors closed, stay tidy, and let us know if anything needs attention. ➤Amenities Use: By booking this reservation, guests acknowledge and accept that use of the pool, hot tub, sauna, fire pit, pond, trails, and any recreational equipment is at your own risk. Guests agree to abide by all posted safety rules and signage on the property. Guests assume all risks and release the owner, property manager, and Mountain Mama Ranch from any claims related to the use or misuse of these amenities, including injury, accidents, or damages. ➤ Pool: Open Memorial Day–Labor Day. Unsupervised; Use at own risk. No glass, diving, or rough play. ➤ Hot Tub: Shower before use. No glass, oils, soaps, or substances in water. ➤ Cedar Wood Barrel Sauna: Must be started by on-site manager. Not recommended for guests under 18, pregnant guests, or those with heart conditions. Use at your own risk. ➤ Fire Pit: Never leave unattended. Extinguish fully after use. ➤ Misuse of amenities may result in a service charge and forfeiture of the security deposit. Exploring the Ranch & Outdoor Fun ➤ Guests are welcome to explore the property at their own risk. The farm is a natural environment with uneven terrain, wildlife, and potential hazards. By choosing to explore, guests assume full responsibility for their safety. ➤ No access to the barn & ranch structures unless you’re on a manager-guided tour (which we’re happy to arrange!). ➤ Do not approach, feed, or pet the longhorns. They are not domesticated and should be admired from a safe distance. ➤ Fishing? We have two ponds! Bring your own gear and enjoy a little catch & release fun. ➤ Speaking of ponds, entering or swimming in the ponds is strictly prohibited. ➤ No hunting. Our farm animals and wildlife say thank you!
